Nestled in the bustling downtown Decatur business district, Trinity Walk is an Affordable housing redevelopment of the former Gateway and Oakview apartments.

Lord Aeck Sargent’s planning and housing practice areas worked together to develop a site strategy that improved circulation around the nearly 6-acre site, which has an almost 20-foot elevation change.

The new apartment community offers 121 one, two and three-bedroom homes in six three-story buildings. The design of 32 of the homes focused on the elderly and/or disabled to encourage a multi-generational environment for all residents. The remaining homes were designed for families. The project is seeking EarthCraft Communities and EarthCraft Multi Family certification and utilize high efficiency appliances, lighting and HVAC systems to reduce the cost of utilities for the tenants.

The site design includes a central greenway to provide residents safe pedestrian mobility with limited auto interaction. Outdoor amenities include two playgrounds, outdoor gathering areas, raised garden beds and a walking trail. The site design incorporates stormwater solutions, such as enhanced bioswales to naturally filter water and return it to the soil and an 8,000-gallon cistern that captures roof runoff for irrigation use.
