33 Ponce de Leon Avenue Lofts

This residential loft conversion of a 1960's office building contains 20 upscale loft-style condominium units.

Located in the heart of Midtown Atlanta across from the historic Fox Theatre, the conversion involved a complete rehabilitation for adaptive reuse. Original exterior facades had deteriorated beyond repair so, in essence, only the structure was salvageable.

In the final design, a fourth story was added to the existing structure. All four facades were clad with a combination of glass, masonry and metal panels (similar in color to the copper roofs of the adjacent Fox Theatre). New balconies were added over looking the street. With the unique challenges of an urban site with two sides essentially abutting adjacent property lines, the addition of a fourth level necessitated engineering ingenuity in the design of a lightweight structure to allow the building to meet seismic design criteria.
